NCC - General Updates

Cross post from retail thread:

NCC buys former Rideau Street Chapters building for $20M: sources

The National Capital Commission has purchased an empty storefront at the corner of Rideau Street and Sussex Drive that was once occupied by Chapters, CTV News has learned.

The Chapters on Rideau Street had been in business since 1996, but closed in 2022 when parent company Indigo opened a new store in the CF Rideau Centre mall across the street.

Sources tell CTV News Ottawa that the NCC purchased the property at 47 Rideau St. for more than $20 million.

It's unclear what the NCC plans to do with the space, but sources say the Crown corporation will be seeking tenants.

The NCC is the largest property owner in the national capital region. It owns more than 1,600 properties in Ottawa and Gatineau, including several commercial, residential and heritage buildings, in addition to the capital's six official residences.

According to the NCC's 2022-2023 annual report, commercial property leasing in the last fiscal year brought in $19.8 million in revenue.

Agreed. Don't really care for the Sparks building.

In other news, NCC Board Meeting agenda. It's pretty light considering they skipped the last two public meetings.

You will soon be able to relax in a floating sauna along the Ottawa River.

The National Capital Commission (NCC) has issued a request for proposals (RFP) to design, build and/or operate a floating sauna that will be located on a barge at the NCC’s River House in Ottawa’s east end.

The proposed floating sauna must accommodate a minimum of 15 people and up to 25 people. It would operate year-round, seven days a week.

The NCC’s request for proposals includes “concepts and inspiration” for Ottawa’s floating sauna, showcasing HAVN in Victoria and Bota Bota in Montreal.

A hot tub and indoor or outdoor shower using water pumped from the Ottawa River could also be part of the proposed floating sauna, according to the documents. The RFP also suggests design considerations for a cold plunge area in the winter.

According to the NCC, patrons will be able to book either community or private sessions, and sessions would be 60 minutes.

The NCC wants to open the floating sauna to the public by Dec. 31.

The documents show the floating sauna will be located on a barge just east of the NCC River House and the swimming area.

Interested companies have until Aug. 21 to submit a proposal, and the NCC is hoping for a five-year lease agreement for the floating sauna starting Dec. 1, 2025. The RFP does note the NCC does not guarantee that federal approvals for the floating sauna will be granted.

Bota Bota in Montreal offers spa, body and facial treatments. According to the Old Port of Montreal website, Bota Bota spa is moored at the Old Port, and is a “unmissable oasis in the heart of the Montreal landscape.”

HAVN is a sauna boat on the edge of Victoria’s inner harbour. The HAVN website says there are three saunas onboard varying in temperature and city to ocean views.

The NCC officially opened the NCC River House in 2023 after a $20 million revitalization project that included a new swimming area, replacing the pedestrian bridge leading to the building and work to preserve the heritage character of the pavilion and allow four-season use of the upper two levels.

That's an amazing addition. Yes please.

I wonder why NCC is going so slow on releasing plans and lots for Lebreton.
The last parcel that was released was three blocks in the Flats District, announced January 25, 2024. Avenue 31 and Cogir were supposed to propose 900 units in that area. We've heard nothing since.

While they negotiate with them and the Sens, I imagine they have enough on their plate. Hoping more is released by the end of next year.

I've never noticed that utility box looking thing in Clarendon Court before this rendering. And yes, it's there in real life.

I'm not seeing any worthwhile addition. I've walked it dozens of times and never found it was problematic from an accessibility point of view. Not sure why they are renovating the courtyards.
