The proposed development seeks to redevelop the subject site with a mixed-use neighbourhood in close proximity to rapid transit and existing services and amenities. As shown in the proposed site plan below, approximately 1,432 units are proposed in four (4) high-rise mixed-use and apartment dwellings of varying heights ranging from 25 to 40 storeys centered around a large and vibrant open space. This open space is intended to provide focus to the new community and will be a source of vibrancy and animation at the heart of this new micro urban core. It is proposed to provide additional exterior green space for the residents and visitors of this development to enjoy.

I like the density and the heights. The design isn't so bad either for 1 or 2 of the towers but if 4 of them are the same, that might be too much. I almost would rather see a continuous podium along Bank/Walkley that could frame the street and provide multiple retail options along the streets - a better pedestrian experience than tower deadspace, tower deadspace, etc.

Two of the single track Line 2 stations seem to get all the TOD. Maybe upgrade those stations.

This site is at around 92m elevation, around 20m higher than most of downtown, 40m higher than the flats. These would be very prominent on the cityscape.

Would be great to have something like this highly visible for a while away. In the east, the RioCan towers at Blair are quite prominent, even more so Luxe. Can't wait to have Vancouver like clusters (though lower quality) along nearly every transit station.

Updated proposal, post-UDRP feedback (April 2025)

The four towers are now proposed to be 24, 25, 30, and 40 stories in height (instead of 25, 34, 34, and 40). Buildings have been re-oriented on the site. The option for an amenity building or a 6-story residential building is now presented at the western side of the central open space.
