Hoping that whoever buys it will keep the overall project that was approved but up the design a bit. It now seems that the owner is only planning to build one tower and will sever and sell the other portion of the property

I was gonna say this is great! I hope they reapply and go taller and nicer - it's also adjacent to a future station.
I honestly don't mind this. If they can get a developer to buy this and start on it ASAP while they work on theres like they did with M+M and Rimap, then that's good for us as we don't need to wait long stages for this to get going. I hope they sell to someone competent enough to get this going ASAP.That's too bad

Post #62 shows a rendering that clearly shows the podium is larger than the foot print of the tower and I can say with confidence that the underground parking garage has a foot print larger than the podium. In other words the excavation fits the foot print for phase 1. I also believe larger set backs are in place under newer guidelines for tower separation between buildings. This is not Rideau Street.With the footprint this big it looks like they are digging enough for the 2 towers despite selling off the interest in the 2nd?
Doesn't quite seem like an Ascent style dig either.
I wish we had more information. This project has gotten confusing as the time goes on. Doesn't seem to be any elevation drawings or renderings that would be up to date.

2.25 Provide proper separation distances between towers to minimize shadow and wind impacts, and loss of skyviews, and allow for natural light into interior spaces:
a. the minimum separation between towers should be 23m (Diagram 2-9);
b. a tower must provide a minimum 11.5m setback from the side and/or rear property lines when abutting another high-rise building (Diagram 2-9);
c. the minimum separation between a tower over 30-storeys and a neighbouring tower should be 25m; and
d. A tower over 30 storeys must setback a minimum of 12.5m from the side and/or rear property line when abutting another tower over 30 storeys, and 13.5m when abutting a tower up to 30 storeys.
2.26 In the Central Area and some areas within the Greenbelt where lot fabric is tight, a reduced separation to a minimum of 15 to 20m respectively may be considered provided the towers are staggered and do not overlap by more than 15 to 20% of the length of the facing facades (Diagram 2-10).
keep in mind these are guidelines and if an applicant shows they are meeting the INTENT of the guidelines in a different way it may be approved.
