Project Description:
The purpose of the application is to permit the construction of a 28-storey high-rise apartment with a
six-storey podium adjacent to the Alexander Fleck House. The applicant proposes 326 residential
dwelling units ranging from studio to two-bedroom plus den units, and a combination of indoor and
outdoor shared amenity areas in addition to private balconies. A total of 94 vehicular parking spaces
are proposed, 31 of which are for visitors, in addition to 302 bicycle parking spaces within a three-
level underground parking garage accessed from Laurier Avenue West. The existing two- and three-
storey low-rise apartment buildings located on 601 Laurier Avenue West are proposed to be
demolished to accommodate the proposed development, and the heritage building at 593 Laurier
Avenue West will be retained with the modern additions being removed

Im just glad that there no longer messing with that heritage house . Its in such a unique spot I would of been upset to see it change . It does look like they would need to demolish the 3 storey walkup beside it which I dont mind as long as they have a plan to replace that housing as I believe it is considered low income housing .
 
I preferred the previous design. I'd like a shorter podium and slimmer tower. Tower design gives me a mix of Relevé/Renaissance, the Commons tower at Zibi and... Riverain.

They also seem to have an access road between the tower and Fleck House. That should be a pedestrian path only.
 
I actually quite like this design. It's a beautiful addition and will really integrate the rest of the CBD to Lebreton. I really want them to fit in as much towers as they can between the CBD and Lebreton because that will connect and expand the overall downtown area significantly. I hope they build this sooner rather than later. The quality we are getting lately here in Ottawa / Gatineau, I love it.
 
Is there a plan for the island in between Albert/Slater and Bronson?

I wonder what the fate of that little 2/3 story building at 140 Bronson will be. It's almost acting as a retaining wall for the heritage house.
 
That island is screaming for public art and/or a chill zone in front of the library.
Little bit of a wide open traffic island but it's not like we run busses as before. Absolutely needs a fountain/ sculpture/ benches. Or.. hear me out.. 50 Bixie bikes.

140 is owned by Centretown Citizens Ottawa Corporation it looks like. do they redevelop their properties?
 
Let's consult the Core Area Sector Plan. Looks like a building. Honestly I'd prefer keeping it open with a big ol water feature, or even a monument.

Looks like a Flatiron-type building. That would be kind of interesting.

Agree that open space would be ideal, but I do wonder how well it would be used as an island between Albert and Slater. A building might have a bit of a traffic- calming effect. Maybe a thin building and a small park with seating?

I feel like its notable that all the towers... show a podium and tower in their basic outlines. The traffic island is just a triangle and is a different "icon" than everything.

I really don't think it needs to be anything other than open area. Let's take some effort to showcase the Library and not crowd it. We already have towers slated for the Albert st. approach coming up to Slater. That's plenty enough. With everything at Lebreton and Bayview on deck there is no need to add another development here.

I agree. I'd prefer keeping that island open for the vistas. Who knows, considering the density and neighbourhood draws like the library and a high school across the street, that little island parkette could be busier than we think.

Yeah, could be. I was thinking that most people would be likely to choose the park behind the library, but a park right in front of the library will be very visible and might be attractive due to its convenience. Not a bad spot to wait for a bus.
