Agreed. I had started to work on a sketch for this area a while ago. If assume another interprovincial crossing for trucks does get built, Nicholas and the associated on and off ramps could be removed and there would be soo much land here for development.

Confirmed just 2 levels of underground. It was cheaper to dig all the way to bedrock and backfill compared to using piles. That's why the whole is much deeper than it actually needs to be.
