Devapps has changed to "resubmission deemed adequate".
Design has been changed to respond to a request "City of Ottawa planning staff requested to provide for a 5x5 m sight triangle free of any obstructions at the northwest corner of Churchill Avenue North and Byron Avenue intersection." Looks like a change front door location. Design changes were also required in the parking garage resulting in 2 lost parking spaces (now 31 spaces instead of 33).

Glad to see this one is progressing after it went quiet for a while. That vacant building is an eyesore. And I like the design of this.
 
It is a bit better, I do wish the city would force retail on ground level or at least unit layouts that can accept retail for any development over 3 stories on "mainstreets". Frankly I don't think those ground level units are particularly attractive on such busy intersections but these small tucked away shops really add to the neighbourhood in a positive way.
 
New look. I love the curves and the deep green accents that remind me a little bit of the Parliamentary district. It lost a floor, but this building will be surprisingly prominent due to it's location on top of the hill.

Loving this one. Agreed though, just one retail unit on Churchill would put this over the edge.
 
Coming up at planning committee next week, according to Leiper's weekly email:

Also in our ward, the 8-storey tower proposed for the old Laundry Land at 424 Churchill will be in front of us slightly modified from the originally proposed. At that location, too, I've been supportive on condition that it not interfere with a future protected intersection. I'm pleased that the City will be taking a small amount of land to accomplish that, and that the protected intersection will move ahead.

This will complete a silly gap that exists between the Churchill cycle tracks and the Byron cycle tracks so great news. Hopefully in the near future we can complete the gap between Byron and Scott st to really help finish the network in the area, though the Richmond intersection will be complicated, especially with Ford's new rules.
 
Too bad it is not a condo--I might have been tempted. I think the units would have sold well: nice building, great location close to amenities and many bike/scooter paths.
 
It's a shame there is no commercial at ground level here. There is no way those are desirable residential units. Trucks and buses that come up that hill are LOUD at street level, wish they had dangled a quid pro quo of some sorts.

I think those issues may explain why these are not condos.

Many, many people are renting overlooking parking lots (Westgate, RCSS) and I've heard from those living over/next to the Farmboy on McCrae that the trucks doing delivery in the very early morning are intrusive.

I agree that a bit of retail here would be nice, although can you think of something that would have survived with limited foot traffic and limited parking? A convenience store may do 'ok' there, drawing people from the neighbourhood south of Byron, school kids and users of the performance space, but I can't really think of anything else that would work there unless it is another coffee or Juice place.
 
I live nearby and there is a decent amount of foot traffic here. Equator is still very much rammed at any given time and it is like a 5 second walk at most so I can't see how something wouldn't survive, even if just another fitness studio or a convenience store.

Also I expect the parking behind those Danforth frontages to be developed into apartments within the next 10-20 years which is well within the lifespan of this building. It is kind of wild they are still just parking for second story shops on Richmond.
