327 Richmond Rd | 30m | 9s | CLV+InterRent | Hobin

Saw that but I don't think they are going to start excavation until next year seeing as it is now early November and this is a reasonably deep dig.

I remember at the community consult there was discussion about conflicts with the two Azure projects since they would be entering via Winona during excavation.

Workers were on site today installing a permanent fence to replace the temporary fencing around the lot. Every time I walk by I’m struck by how big the site is. This project is not tall but it’s going to have a huge footprint.

There is also integrated water/sewer project on Winona starting in March 2025 which will complicate things. I don't know if they will be allowed to stage on Churchill or not. I certainly don't like the prospect of allowing them to use Winona after the integrated project is done. Developers don't have a good habit of returning to fix city infrastructure they damage.

Still nothing (bottom corner is related to Winona sewer work)

Wow. Such a shame. Really wish they would have preserved the two buildings on the corner and only garage and laneway.

I believe it was mentioned before that due to the replacement of municipal services on Winona that this project is on hold. Part of Winona was to be designated a construction vehicle traffic route for the site. When I get a chance to review the youtube pre-construction meeting for the ward, then this can be confirmed. So the delay may not be CLV/ Inter Rents fault.

I just looked at InterRent's Q1 investor report, which came out May 15, and the target completion date has been changed to TBD. Used to say 2027. So that's concerning too.

I had been waiting for that and assumed as much.

Honestly I wish the city/province would start levying higher taxes on vacant lots are unused within distance of transit. I'm not a full LVT guy since I think it goes a bit too far into telling people what to do with their land but this is among the most desirable intersections in the inner suburbs from a livability standpoint.
