Neighbourhood - Zibi | Dream

Reminder of what the Gatineau side of Zibi was proposed to be.

As much as I love the War Museum building, I think it, the Holocaust Memorial, and the future memorials along Booth are going hurt the success of Zibi.

The closest walk to any sort of future density at LeBreton is 500m. While not super long, when you are walking alongside an unactive big glass wall (war museum), some memorials, a bridge, etc. it makes the distance feel longer. Now think about someone coming from the centre of LeBreton. I don't think people living at LeBreton will frequent Zibi as much as people hope.

I often compare Zibi to Hafencity in Hamburg. It is also a industrial waterfront area that was transformed into a mixed use neighbourhood, seperated from the main city by a waterway. However walk 500m from it, and you are constantly surrounded by density, active uses, etc.

I hope I'm wrong but it's something I've been thinking about a lot recently as I am crossing through Zibi more often.
 
I agree that the island has too much empty/institutional space between it and future Lebreton to make it a natural extension of the urban fabric there, but I am hopeful that it will get traction from it's proximity to a rapidly developing Hull including the new Outaouais Museum, the Quebec side of Zibi, and the We1/2/3 developments. The island has the benefit of Chaudiere Falls, which could make it a very nice co-attraction along with the new museum.
 
I agree the War Museum and Holocaust Monument create some dead space, a pretty big gap in the urban fabric.

The good news is that the NCC wants to develop mixed use for the parcel north of the Holocaust Monument.

  1. Nepean Bay: Create new urban waterfront experiences and grand event spaces.
  2. Bronson Park: Redesign Bronson Park to provide a dramatic public space and a vantage point overlooking LeBreton Flats and the riverfront.
  3. Bronson Escarpment: Establish an east-west vertical connection between Sparks Street and LeBreton Flats via the Pooley’s Bridge corridor.
  4. Commissioner Street Valley: Redesign the pathway and street network to create a new structure of urban blocks and parkland, providing new buildings, amenities and points of interest.
  5. Kichi Zībī Mīkan Parkway: Enhance the capital arrival and create a high-quality urban boulevard treatment between the parkway and Confederation Boulevard.
  6. Bronson Channel Lands: Design new, mixed-use buildings with active street frontages and courtyard spaces that activate adjacent streetscapes and the Bronson Channel.
  7. LeBreton Flats: Redevelop LeBreton flats as a diverse transit-oriented, mixed-use neighbourhood with high-quality public realm, commercial frontages and ground-oriented units.
  8. Preston Street: Construct a signature pedestrian bridge linking LeBreton Flats north and south of the light rail transit (LRT) corridor.
  9. Major Event Centre Site: Develop an arena/event centre as a new anchor institution, between the Bayview and Pimisi O-Train stations.

I'd like to see Maybe one building with retail on Booth at Bluesfest Park. Can be two or three floors. Just something to activate. With the huge park north of the Sens parcel, we can sacrifice 1/5 of Bluesfest Park. I wish the Holocaust Monument (and now the Afghanistan Monument) went behind the museum instead, but that ship has sailed.
