Renaissance Marriot / OROS Apartments | 395 Slater St. | 118m | 36s | Rimap | IBI+GeigerHuot | U/C

Looks like precast concrete to me. Rimap doesn't seem to care much about quality in Ottawa. Their Montreal hotels are flashy as can be, but Moxy and AC are riddled with precast and look lowest bidder.

Just going to provide a little insight as the last few comments are not really accurate in terms of quality and cheapness, plus I have an interest in all three of these towers with factual information. The quality of precast is greater than metal siding/panels and cost significantly more than metal cladding. The Renaissance precast costs are $42 per square foot while the metal panels for Releve cost $18 per square foot while the garbage tin at the balcony slab edges cost $5 per square foot. Maybe spend some time looking at the actual quality of materials to see the results of going the cheap route on the tin and the actual balcony rails on Releve. Personally I am not a fan of precast but to state that Rimap is cheapening out is not accurate at all. The total costs for the building envelope and railings for Renaissance is overall 45% higher than the Releve towers.

Also, it is never too early to start installing cladding, especially with the logistical restraints on that site. The reason why the east panels were installed this week is due to the crane being raised this weekend which will means that the crane stabilization arms would have prevented installing those panels after the fact. West and south precast installations will start in mid January. Curtain wall installations will start in December. The curtain wall colour and design is similar to Releve.

I think it looks absolutely fantastic, I have seen it in person many times and I love it!

I don't work in the industry. I only go by visuals, and certainly the two Byward projects have disappointed (though still provide some good variety in terms of built form and design). One positive with this precast material on Renaissance is that it achieves the curves better than Relevé's panels, which may very well have factored into Rimap's choice.

Rimap was clear from the get go that they'll want to match the overall design of the M+M project, while still making it different enough so we know it's not part of the same project, and this achieves it. Should provide a bit more variety.
