Yeah, nothing was built around the Molson Centre for over a decade. It was only in 2012 did they start mobilizing. Even the ACC in Toronto, it's only in 2007 that we see the entire area get built up.
Firestone was ahead of his time when he planned the Palladium around a new development (that was killed by Bob Rae).
Hoping so as well. It's only 6 towers, so they might be able to get everything done within a decade of shovels in the ground if the housing market can hold on a bit longer.

In exchange for a community centre built into a Sensplex. I can bet bottom dollar Andalauer wants some practice rink space nearby and Tom Brown is in need of an upgrade.

By rebuilding Tom Brown as a Sensplex there, at Bayview Yards, you could add a mega skywalk from the Sensplex, through the future Parks District (with an "exit" for the park) and connect up to the Sens parcel. Would be great to be able to travel that entire kilometer from Bayview Station Road to Preston (and eventually maybe Pimisi) without ever stepping outside.

I would like to see rebuild Tom Brown but make it much bigger

Not sure you could fit that much into it, but certainly is should be a complete sports complex to serve the significant population increase in the area.

It's especially the indoor soccer that would take up a heck of a lot of space. One might be doable.

So, AI is telling me that to fit all of those amenities plus locker rooms and etc, you'd need between 350-500,000 sq ft.
That lot can probably fit it.
In terms of 'double stacking', yes, it has been done with both soccer fields and ice rinks. Perhaps the best model is to look at the Langley Sport Center being constructed. They will have double stacked ice rinks and then 3 additional dry rinks in the facility. Crazy. Also learned about Sacred Heart University who built an NHL size rink plus gym/amenities for 70M. But, unfortunately, after a closer look - they 'just' have two nhl rinks on campus. Their old one plus the new one - they advertise it as 'double stacked' when it's not physically stacked that way. But, it's a nice looking facility for 70M!

might be a good thing actually, if the arena gets built at around the same time that adjacent residential and commercial units get built by the NCC (5-10 years from now). Gives an opportunity for the area to offer an interesting experience right out of the gate, instead of having an arena surrounded by empty land and waiting for other projects to bring the area to life
although, you could also say that the arena will be the centrepiece of the entire development. and so until the arena gets built, it’s just going to be a bunch of spotty apartment buildings with not much else

If they do extend Preston to SJAM, I hope it's elevated or tunneled so that the park isn't cut in half by a road.
